Illinois required steps

• Confirm the security deposit cap

  No statutory cap (state); Chicago has rules (765 ILCS 710).

• Set a lease-compliant late fee

  Chicago: $10 + 5% over $500; state has no cap Allow a 5-day grace period.

• Plan entry-notice language

  Give at least 24 hours' notice before entering, absent an emergency.

• Set month-to-month termination notice

  30 days (month-to-month).

• Attach every required disclosure

  Lead-based paint, Radon (if known), Concession (Chicago), Bedbug (Chicago), RLTO summary (Chicago).

• Plan deposit return timing

  30–45 days (765 ILCS 710).

• Collect state-specific lease fields

  Radon disclosure provided?, Chicago RLTO summary acknowledged?.
