• Confirm the security deposit cap

  2 months' rent (Va. Code § 55.1-1226).

• Set a lease-compliant late fee

  Capped at 10% of monthly rent or remaining balance Allow a 5-day grace period.

• Plan entry-notice language

  Give at least 24 hours' notice before entering, absent an emergency.

• Set month-to-month termination notice

  30 days (month-to-month).

• Attach every required disclosure

  Lead-based paint, Move-in inspection report, Military air installation zone, Mold, Defective drywall, Methamphetamine.

• Plan deposit return timing

  45 days (Va. Code § 55.1-1226).

• Collect state-specific lease fields

  Mold disclosure provided?, Methamphetamine contamination disclosed?, Flood disclosure provided?.
