Minnesota required steps

• Confirm the security deposit cap

  No statutory cap (Minn. Stat. § 504B.178).

• Set a lease-compliant late fee

  Capped at 8% of overdue rent

• Plan entry-notice language

  Give at least 24 hours' notice before entering, absent an emergency.

• Set month-to-month termination notice

  Length of one rental period (month-to-month).

• Attach every required disclosure

  Lead-based paint, Outstanding inspection orders, Landlord identity, Tenant Rights handbook.

• Plan deposit return timing

  21 days (or 5 if condemnation) (Minn. Stat. § 504B.178).

• Collect state-specific lease fields

  Average monthly utility cost (last 12 mo.).
