• Confirm the security deposit cap

  No statutory cap (O.C.G.A. § 44-7-31).

• Set a lease-compliant late fee

  Must be in lease; no statutory cap

• Plan entry-notice language

  Give at least 24 hours' notice before entering, absent an emergency.

• Set month-to-month termination notice

  60 days (landlord) / 30 days (tenant).

• Attach every required disclosure

  Lead-based paint, Flood history (if known), Move-in condition list (5+ units).

• Plan deposit return timing

  30 days (O.C.G.A. § 44-7-31).
