• Confirm the security deposit cap

  1 month's rent (unfurnished) / 1.5 (furnished) (K.S.A. § 58-2550).

• Set a lease-compliant late fee

  No statutory cap; must be reasonable

• Plan entry-notice language

  Give at least 24 hours' notice before entering, absent an emergency.

• Set month-to-month termination notice

  30 days (month-to-month).

• Attach every required disclosure

  Lead-based paint, Move-in inventory.

• Plan deposit return timing

  30 days (or 14 after written demand) (K.S.A. § 58-2550).

• Collect state-specific lease fields

  Property owner legal name, Property manager (if any).
