Florida required steps
Confirm the security deposit cap
No statutory cap (Fla. Stat. § 83.49).
Set a lease-compliant late fee
Must be reasonable and stated in lease Allow a 3-day grace period.
Plan entry-notice language
Give at least 24 hours' notice before entering, absent an emergency.
Set month-to-month termination notice
15 days (month-to-month).
Attach every required disclosure
Lead-based paint, Radon gas, Fire protection (3+ stories), Security deposit holding location.
Plan deposit return timing
15 days (no deductions) / 30 days (with claim) (Fla. Stat. § 83.49).
Collect state-specific lease fields
Tenant initials acknowledging radon disclosure.
