Colorado required steps

• Confirm the security deposit cap

  No statutory cap (C.R.S. § 38-12-103).

• Set a lease-compliant late fee

  Capped at $50 or 5% of past-due rent (HB 21-1121) Allow a 7-day grace period.

• Plan entry-notice language

  Give at least 24 hours' notice before entering, absent an emergency.

• Set month-to-month termination notice

  21–91 days (based on tenancy length, HB 23-1120).

• Attach every required disclosure

  Lead-based paint, Methamphetamine contamination, Bedbug.

• Plan deposit return timing

  30–60 days (C.R.S. § 38-12-103).

• Collect state-specific lease fields
