Nevada required steps
Confirm the security deposit cap
3 months' rent (NRS § 118A.242).
Set a lease-compliant late fee
Capped at 5% of monthly rent (NRS 118A.210) Allow a 3-day grace period.
Plan entry-notice language
Give at least 24 hours' notice before entering, absent an emergency.
Set month-to-month termination notice
30 days (month-to-month).
Attach every required disclosure
Lead-based paint, Nuisance/eviction notice summary, Foreclosure (if pending), Move-in inspection.
Plan deposit return timing
30 days (NRS § 118A.242).
