New Jersey required steps

• Confirm the security deposit cap

  1.5 months' rent (N.J.S.A. 46:8-19).

• Set a lease-compliant late fee

  5-business-day grace period for senior tenants; must be reasonable Allow a 5-day grace period.

• Plan entry-notice language

  Give at least 24 hours' notice before entering, absent an emergency.

• Set month-to-month termination notice

  1 month (month-to-month).

• Attach every required disclosure

  Lead-based paint, Truth in Renting Act statement, Flood zone (since 2024), Window guard, Bank holding deposit + interest.

• Plan deposit return timing

  30 days (5 days if displaced) (N.J.S.A. 46:8-19).

• Collect state-specific lease fields

  Truth in Renting statement provided?, Municipality rent control status.
