Washington required steps

• Confirm the security deposit cap

  No statutory cap (RCW § 59.18.260).

• Set a lease-compliant late fee

  Capped at $75 (city of Seattle); state requires 5-day grace Allow a 5-day grace period.

• Plan entry-notice language

  Give at least 48 hours' notice before entering, absent an emergency.

• Set month-to-month termination notice

  20 days (tenant) / 60 days for rent increases.

• Attach every required disclosure

  Lead-based paint, Mold, Fire safety, Bank holding deposit, Move-in checklist, Voter registration.

• Plan deposit return timing

  30 days (RCW § 59.18.260).

• Collect state-specific lease fields
