North Carolina required steps

• Confirm the security deposit cap

  1.5 months' (month-to-month) / 2 months' (longer) (N.C.G.S. § 42-51).

• Set a lease-compliant late fee

  Capped at $15 or 5% of monthly rent (whichever is greater) Allow a 5-day grace period.

• Plan entry-notice language

  Give at least 24 hours' notice before entering, absent an emergency.

• Set month-to-month termination notice

  7 days (month-to-month).

• Attach every required disclosure

  Lead-based paint, Bank holding deposit (within 30 days).

• Plan deposit return timing

  30 days (60 if claims pending) (N.C.G.S. § 42-51).

• Collect state-specific lease fields

  Surety bond posted? (Y/N).
