Confirm the security deposit cap
1 month's rent (year-long lease) (25 Del. C. § 5514).
Set a lease-compliant late fee
Capped at 5% of monthly rent Allow a 5-day grace period.
Plan entry-notice language
Give at least 48 hours' notice before entering, absent an emergency.
Set month-to-month termination notice
60 days (month-to-month).
Attach every required disclosure
Lead-based paint, Landlord/agent identity, Summary of Landlord-Tenant Code.
Plan deposit return timing
20 days (25 Del. C. § 5514).
Collect state-specific lease fields
Property owner legal name, Property manager (if any), Delaware Landlord-Tenant Code summary provided?.
