  No statutory cap (Utah Code § 57-17-3).

• Set a lease-compliant late fee

  Must be in lease

• Plan entry-notice language

  Give at least 24 hours' notice before entering, absent an emergency.

• Set month-to-month termination notice

  15 days (month-to-month).

• Attach every required disclosure

  Lead-based paint, Methamphetamine contamination.

• Plan deposit return timing

  30 days (Utah Code § 57-17-3).

• Collect state-specific lease fields

  Property owner legal name, Property manager (if any).
