Plan entry-notice language
Give at least 24 hours' notice before entering, absent an emergency.
Set month-to-month termination notice
60 days (most of state) / 90 days (Montgomery County).
Attach every required disclosure
Lead-based paint (and MD Lead Registry), Move-in inspection, Habitability defects, Utility bill (ratio billing), Receipt for deposit.
Plan deposit return timing
45 days (Md. Code Real Prop. § 8-203).
Collect state-specific lease fields
Year built, MDE lead registration #, Lead risk reduction cert on file?.
